Just 5 minutes from Kissimmee, near Orlando and close to Disney World Resort Florida, it is perfectly situated for both attractions and shops/restaurants alike. Not all Orlando holiday homes or villas have their own private south facing swimming pool and deck area, (where you can enjoy the sun all day) and border a conservation area where you are not overlooked. Cumbrian Lakes has a children's play area and scenic paths which can be used by guests whilst in residence. Access to the community (via the electric gates at the entrance) is only possible by entering a pre-advised code, making Cumbrian Lakes especially secure. Our rental villa also has a monitored alarm system. This Florida vacation rental villa is fully air conditioned for all year round comfort and all rooms also have ceiling fans. As it is our own holiday home, it's furnished with the help of a local interior designer, to a very high standard.   Our Games Room has a full size (8ft) pool table as well as Air Hockey and Foosball tables. Our 2002 built Florida rental villa is situated on a gated community in a quiet development backing onto a conservation area. Just 5 minutes from Highway 192 and 15 minutes from Disney World, near Orlando, Florida, it is perfectly situated for both attractions and shops/restaurants alike. If you are looking for Orlando Holiday Villas, in Florida, you have found the right place.
It has its' own private south facing screened swimming pool and deck area, where you can enjoy the sun all day and because it borders a conservation area, it's not overlooked. The development has a children's play area and scenic biking and jogging trails which can be used by guests whilst in residence. Access at night to the community (via the electric gates at the entrance) is only possible by entering a pre-advised code, making this development especially attractive for the security conscious. Our Florida Villa is fully air conditioned for all year round comfort and most rooms also have ceiling fans. We have 4 bedrooms - 2 Master Suites with Queen beds and 2 twins - and since there is a sofa-bed in the lounge, up to 10 guests can be accommodated. Both Master Suites have walk-in wardrobes, phone, cable TV and ensuite bathrooms, which each boast 2 washbasins as well as bath, shower and WC. The 3rd bathroom is shared by the 2 twin bedrooms and also provides a bath with shower and WC. There is a cot available if required. Linen and towels are provided, as is maid service between lets. There is a safe available for storing valuables.

Our large open-plan lounge/diner has a cathedral style ceiling and our 6 seater dining table has extra chairs around the villa so that more can be seated if necessary. Entertainment includes: Cable TV, VCR, DVD player and Hi-Fi with CD player. A phone - which includes free local calls - is provided. (Long-distance calls can be made by quoting a credit card number). The kitchen has every modern convenience including cooker, fridge with ice-maker, dishwasher, waste disposal, microwave, toaster, coffee maker, etc. etc. A washing machine and dryer are located in a specially designed area just off the kitchen, and an iron and ironing board are provided. There is an integral double garage.

Our attractive screened pool is approx. 27' x 12' with a spray feature and can be lit at night (to make the most of those warm evenings). A shower is situated on the large pool deck, where there is also plenty of room for the loungers. All patio furniture is included, with a table and chairs in the Lanai (covered area) for outside eating. The pool is serviced weekly to insure it's kept in pristine condition. Pool heating is an optional extra - this isn't generally needed for most of the year, but is available at £80 per week if required. Our Management Company are available during normal business hours to help with any problems you might encounter. They also provide a 24hr helpline number, should any emergencies arise out of hours.

All our family are non-smokers and we want to keep the villa as a no smoking environment. Please therefore, would you respect our preference and not book our villa if you or any of your party want to smoke indoors. Thank you. Enjoy our Orlando holiday villa!
